Auction questions, answered

Do I need to register before I can bid? +

Yes. Registration closes before each auction (the deadline is shown on every listing). It's free, takes two minutes, and doesn't commit you to bidding. It simply gets you the bidder packet and a bidder number.

Can I inspect the property first? +

Always. Every auction property has scheduled open houses, and private showings can be arranged before the registration deadline. Properties sell as-is, so we encourage every registered bidder to tour and inspect beforehand.

What do I need on auction day? +

Your bidder number, a valid ID, and the deposit method listed in the bidder packet (typically certified funds). Financing details and any buyer's premium are published in each property's terms, so there are no surprises at the podium.

What happens if I win? +

You sign the purchase contract the same day, place your deposit, and close on the published timeline, usually 30 to 45 days. Jim and the Coldwell Banker Prime team guide you through every step to closing.

I'm a seller. How do I know an auction is right for my property? +

Jim Kirby came home from Vietnam, built a career in Central New York real estate, and never stopped working the way the Army taught him: show up, do the job right, keep your word. Licensed as a broker in 1989, trained at the Missouri Auction School in 1990, he's spent nearly forty years selling real estate by the auction method with a 99% closing rate.

When he's not selling property, he's donating the chant. As a charity auctioneer he has raised millions of dollars for Central New York causes.
